Maimonides old-age home wishes to proceed with a three-phase re-roofing with a new, more efficient waterproofing system in the summer of 2018. The project involves replacing the membrane and insulating the roof. Particular attention was paid to the ventilation systems, enabling us to reposition them on metal structures that will facilitate maintenance and future work.
Enertech carried out the design and scheduling of the plumbing, HVAC, electrical and fire alarm work and the phasing of the work, which required shutting down the HVAC systems and installing a temporary ventilation and air conditioning system.
The project involved developing a plumbing, HVAC, electrical and fire alarm concept, while minimizing HVAC system shutdowns and maintaining operations at the shelter. To achieve these objectives, methods such as role definition, project review meetings, close coordination with customers and regular validation of plans were implemented. Risk and change management included regular reporting, emergency meetings and a risk management plan with mitigation measures. Emphasis was placed on quality with precise work, regular meetings with users and review and approval of all deliverables. The program involved meetings with customers to understand their needs, as well as a sequence of works to minimize service disruption. The tools used included a work plan, a detailed list of deliverables and summary tables of the estimated budget. Change management was controlled to minimize impacts on schedules and budgets. Finally, design and construction were carried out with due regard to temporary works and fire alarm system constraints, thus meeting the scheduled deadlines.
